26-storey rental tower proposed for Gyro site
A 26-storey tower with nearly 300 residential rental units is being proposed for the former Gyro health building on Sixth Street.
GBL Architects has applied for rezoning and development permits for 57 Sixth Street as well as 515 and 529 Carnarvon to build a 282-unit rental residential project that would also have a 7,500 sq. ft. commercial component on the ground floor. Ground-oriented units along Carnarvon and Victoria streets are also proposed.
The initial proposal covering 197,000 sq. feet of residential space calls for 157 one-bedroom units, 66 studio units, 51 two-bedroom apartments and eight with three bedrooms. Although 410 parking spaces are required, only 169 spaces are being proposed. A report to council, however, noted the city's recent approval in principle to requirements in the Downtown Parking Study would reduce the spots required to 218 spaces.
Hoops the proposal must undergo before council even holds a public hearing on it include a presentation to the Downtown Residents Association, an open house, and reviews by the advisory planning commission and the city's design panel.
